A New Class of Homebuyer Emerges
A fresh wave of high-net-worth individuals is making its presence felt in the property markets of Bengaluru and Hyderabad. These are not just traditional business magnates, but a new class of tech professionals enriched by India's booming Artificial Intelligence
sector. As the valuations of AI and semiconductor firms surge, employees holding valuable company shares, stock options, and restricted stock units (RSUs) are seeing significant increases in their personal wealth. This financial upswing is translating directly into purchasing power, with many choosing to invest their newfound fortunes in high-end homes, marking their success and securing a tangible asset. Developers are witnessing a pronounced demand for ultra-luxury apartments and sprawling villas from this demographic, a trend reminiscent of how tech booms have historically shaped property markets in global hubs like San Francisco.
Why AI, and Why Now?
The demand for skilled AI professionals in India has dramatically outpaced supply, leading to fierce competition for talent and, consequently, soaring compensation packages. While a fresher with genuine AI skills can command a salary between ₹4 to ₹8 lakh per annum, experienced mid-level engineers see their pay jump to ₹12 to ₹22 LPA. Senior professionals and specialists in high-demand fields like generative AI can earn upwards of ₹40 lakh, with some top-tier roles in Bengaluru crossing the ₹90 lakh mark, excluding stock options. This rapid wealth creation is happening while salaries in some legacy IT roles have cooled. The result is a growing cohort of professionals with high disposable incomes and a desire for a lifestyle that matches their earnings, making the leap into luxury real estate a logical next step.
The Two Tech Titans: Bengaluru and Hyderabad
Both Bengaluru and Hyderabad are at the epicentre of this trend, but they present a study in contrasts. Bengaluru, often called India's Silicon Valley, remains the highest-paying market for AI talent and saw a significant 16% rise in overall home sales in the first half of 2026. The demand is particularly strong in areas close to tech corridors like the Outer Ring Road (ORR), Bellandur, and Whitefield. Meanwhile, Hyderabad has distinguished itself as South India's premier market for ultra-luxury homes—those priced above ₹10 crore. The city's Financial District, Gachibowli, and Kokapet have become hotspots for high-end residential projects, attracting senior professionals from major tech and semiconductor companies. While overall sales in Hyderabad saw a slight dip recently, the luxury segment continues to be propelled by the city's well-planned infrastructure and the concentration of Global Capability Centres (GCCs).
What 'Luxury' Means in 2026
Today's tech homebuyer is looking for more than just a prestigious address. The definition of luxury has evolved to encompass a complete ecosystem. Demand is soaring for homes in integrated townships and large gated communities that offer a 'live-work-play' environment. These buyers prioritize amenities that cater to a holistic lifestyle, including wellness centres, sports facilities, high levels of security, and green spaces. Smart home integration is no longer a novelty but a standard expectation, with features like automated lighting, AI-powered security, and energy management systems becoming key differentiators for developers. Furthermore, the preference for larger living spaces, which grew during the pandemic, has persisted, with buyers seeking dedicated home offices and private balconies.
The Ripple Effect on the Market
This AI-driven demand has a cascading effect on the broader real estate market. The influx of high-income buyers is putting upward pressure on property prices, especially in prime micro-markets. In the first half of 2026, Bengaluru recorded the sharpest price appreciation among major cities, with a 15% year-on-year increase. While this is a boon for developers and existing homeowners, it raises concerns about affordability for those outside the high-earning tech bubble. Developers are responding by launching more premium projects to cater to this lucrative segment. The trend also fuels the rental market, as the growing workforce in these tech hubs boosts demand for high-quality rental accommodation, promising attractive yields for investors.
