This figure is more than four times higher than Bengaluru's sales in the same category. The key differentiator for Hyderabad is space. Buyers in the city get significantly more square footage for their money compared to other metros. For a ₹10 crore investment, a buyer in Hyderabad can get around 6,210 sq ft, nearly 60% more than in Bengaluru. This 'space arbitrage', combined with a burgeoning tech corridor in areas like Kokapet and the Financial District, has made it the top choice for affluent buyers seeking large, opulent homes.
Bengaluru's Market Heats Up
While Hyderabad leads in the ultra-luxury segment, Bengaluru’s market is characterized by rapid growth and high demand across the premium spectrum. The city's overall home sales surged 16% in the first half of 2026, leading all major markets. This growth is fueled by its durable employment engine, driven by global capability centers (GCCs) and a thriving startup ecosystem that has proven resilient. Tech professionals here are driving demand for 2 and 3-BHK apartments in gated communities loaded with amenities. However, this intense demand has a side effect: soaring prices. Property values in Bengaluru have seen some of the sharpest appreciation in the country, making homeownership a challenge even for those with high-paying tech jobs.
