The New High Earners in Town
The story begins with a simple fact: AI skills are commanding massive salaries. A recent foundit Insights Tracker revealed that salaries for AI professionals saw a 12% year-on-year growth, compounding to 23% between 2024 and 2026. An entry-level AI specialist
with under three years of experience can earn between ₹8.87 lakh and ₹15.41 lakh per year. This is roughly three times what a graduate entering a traditional IT services role might expect. For seasoned professionals with over 15 years of experience, annual compensation can soar to nearly ₹90 lakh. This surge in disposable income, combined with wealth from employee stock options (RSUs) at successful tech firms, has created a new, powerful class of homebuyers with the appetite and ability to invest in high-end properties.
Why Bengaluru and Hyderabad?
These two cities are the undisputed epicenters of India's tech and AI revolution. Bengaluru, the original 'Silicon Valley of India', remains the country's highest-paying market for AI talent. Hyderabad, however, is rapidly emerging as a formidable competitor, attracting global giants and boasting master-planned infrastructure in its tech corridors like HITEC City and the Financial District. Both cities have a dense ecosystem of major tech companies, Global Capability Centres (GCCs), and a thriving startup culture. This concentration of high-paying jobs creates intense demand for housing nearby. Developers are witnessing an unprecedented rush for premium properties in micro-markets like Whitefield and Sarjapur Road in Bengaluru, and Kokapet and Gachibowli in Hyderabad.
What 'Luxury' Means in 2026
The definition of a luxury home has evolved. It's no longer just about a prestigious address or imported marble. Today’s tech buyers are looking for larger living spaces that can accommodate a home office, a non-negotiable feature in the hybrid work era. They prioritize exclusivity, cutting-edge amenities like smart home integration, and holistic lifestyle facilities such as private theaters and wellness centers. In Bengaluru and Hyderabad, luxury often means spacious apartments or villas within gated communities that offer security, privacy, and a sense of community. Properties priced above ₹1 crore are now a dominant segment, with some reports noting that this category accounted for a majority of residential sales in major cities. Hyderabad has even become a leader in the ultra-luxury segment, with significant sales of homes priced above ₹10 crore.
The Ripple Effect on the Market
This AI-fueled demand is putting upward pressure on property prices across the board. Between 2019 and mid-2026, key areas in Bengaluru and Hyderabad saw property prices increase by over 80%. While this is a boon for developers and existing homeowners, it raises questions about affordability for those outside the high-earning tech bubble. The surge in the premium segment is also creating a dual-return opportunity for investors, with both property values and rental yields showing strong growth. Real estate consultancies expect this trend to continue, with the limited supply of new luxury inventory likely to drive prices even higher in the near future.
An Investment in Lifestyle
For many of these new buyers, a luxury home is more than just a place to live; it's a strategic investment and a lifestyle upgrade. After years of rapid career growth, professionals are seeking homes that reflect their success and offer a better quality of life. Proximity to work, excellent social infrastructure, and green spaces are major considerations. The purchase is seen as a tangible asset that is likely to appreciate in value, driven by the continued economic growth of the tech sector. This shift from buying for status to investing in a better, more secure, and comfortable living experience is a defining characteristic of the current market.
