Nadiadwala Grandson Entertainment Private Limited has taken two commercial office units on lease in Andheri West from Rhea and Dia Enterprises Pvt Ltd. The 28-month agreement comes with a total rent outgo of approximately Rs 2.46 crore, according to property registration documents accessed by CRE Matrix.
The premises are located at Lotus Grandeur, a commercial building in Andheri West. The lease officially began on August 1, 2026, while the agreement was registered on September 1. The initial monthly licence fee has been fixed at Rs 8,26,875. The deal also includes a Rs 30 lakh security deposit. The documents do not mention the total area of the two office units.
Located on the eighth floor of Lotus Grandeur, the premises come with two car parking
spaces. The building is situated in the Veera Desai Road area of Andheri West.
The Rs 8.27 lakh monthly rent will not remain unchanged for the entire agreement. Under the terms of the lease, the licence fee will go up by 5% every 12 months. As a result, the monthly payment is expected to climb to around Rs 8.68 lakh from the 13th month. For the final four months of the 28-month lease, it will rise further to approximately Rs 9.12 lakh.
After factoring in these scheduled increases, the total rent payable across the full tenure comes to about Rs 2.46 crore, as per the registration documents. The agreement also has a 12-month lock-in period, requiring the premises to remain under the agreed occupancy commitment during the first year.
This isn’t the production house’s first major property transaction in Mumbai. In October 2025, Nadiadwala Grandson Entertainment Pvt Ltd purchased two apartments in Prabhadevi for a combined Rs 36.57 crore, according to property registration documents reviewed by Square Yards.
One of those deals involved an apartment at Hubtown Twenty Five North. The property, located on the 23rd floor, spans 2,390 sq ft along with an additional 208 sq ft area. It was purchased for Rs 18.57 crore and came with two car parking spaces. The production house had also entered into another rental agreement in Andheri West in July 2024. Documents accessed by Zapkey showed that the company leased two flats in the Lokhandwala Complex for a monthly rent of Rs 1.8 lakh.
Sajid Nadiadwala is the owner of Nadiadwala Grandson Entertainment and the grandson of filmmaker A.K. Nadiadwala. He has produced several films starring Akshay Kumar and Salman Khan and is known for films such Housefull (2010) and Baaghi (2016) and its sequels. He was the director of Kick that won him a debutant director award.
