Shahrukhz by Danube, the luxurious 55-storey commercial tower named after Bollywood actor Shah Rukh Khan in Dubai has been completely sold out for over a whopping Rs 5,000 crore on its launch day.

Danube Properties is developing a commercial tower ‘SHAHRUKHZ by Danube’ on Sheikh Zayed Road in Dubai at a total cost of around Rs 3,500 crore. All the units of the tower, which will be completed by 2029, has been sold out after the booking opened two weeks before the glittering launch ceremony in Dubai, news agency PTI reported.
The announcement was made on Tuesday night at a packed event at the Dubai Exhibition Centre, attended by nearly 6,000 guests including Shah Rukh Khan, Danube Group founder and chairman Rizwan Sajan, director Farah Khan, and actress Malaika Arora. The guests also included eminent UAE personalities, business leaders, real estate stakeholders and international media.
“To see a project of this scale in Dubai carry my name is both an honour and a reminder of how generosity and vision can come together. Dubai has always embraced me with warmth – it’s a city built on courage, imagination, and the belief that nothing is impossible,” the Bollywood actor said.
Spread across more than 1 million sq. ft., the 55-storey tower, close to Burj Khalifa, Dubai International Airport, and the Gold Souk, will house 488 units, with prices starting at Dh2 million (around 4.54 crore rupees). It would feature world-class amenities including helipad, spacious prayer halls, sky pool, gyms, cricket pitch, zen garden, and podcast studio.
Founder and Chairman Rizwan Sajan, who was born in Mumbai, said the project had become “one of the most prestigious business landmarks in Dubai,” adding that the strong demand underscores the global appeal of both Dubai’s commercial market and the SRK brand.
According to Adel Sajan, Managing Director of Danube Group, more than 9 lakh sq ft of the tower’s area will be premium office space. He highlighted that Dubai is currently facing a shortage of Grade-A commercial properties even as multinational companies continue to expand operations in the emirate.
“This tower was conceptualised after studying over 100 prime commercial projects globally,” he said, noting that commercial and residential demand in Dubai will “remain robust for years to come.”
More Shahrukhz towers are in the pipeline as the developers plan to take the iconic line forward with similar structures in New York, London, Delhi, and Mumbai.

Founded in 1993, the Danube Group diversified into real estate development in 2014. Since then, it has launched 40 projects, delivering 18 while the others remain under construction.
The company expects to clock Rs 22,000 crore in property sales this calendar year, with Indian buyers contributing around 25%.
