Karmajeevi Awaas Yojana 2026: If you have been planning to buy a home in Delhi, the Delhi Development Authority (DDA) has launched a new housing scheme that could make owning a flat more affordable for working professionals. Under the Karmajeevi Awaas Yojana 2026, DDA is offering a 25% discount on 1,224 newly constructed, ready-to-move freehold flats in Narela, North Delhi.
The scheme covers 1 BHK, 2 BHK and 3 BHK apartments and, unlike earlier housing schemes, flats will be allotted on a first-come, first-served (FCFS) basis instead of through a lottery. Registration for the scheme begins on July 24, 2026, while booking of flats will start from August 15, 2026.
What Types Of Flats Are Available?
The project is located in Pocket-11, Sector A1-A4, Narela and includes a total of
1,224 apartments, comprising 384 one-bedroom (1 BHK) flats, 432 two-bedroom (2 BHK) flats, and 408 three-bedroom (3 BHK) flats.
All the flats are ready to move in and will be offered on a freehold basis, meaning buyers will have full ownership of the property.
DDA Flat Prices After The 25% Discount
After applying the 25% discount, the starting prices are Rs 33.40 lakh for 1 BHK, Rs 75.55 lakh for 2 BHK, and Rs 1.065 crore for 3 BHK. The final cost may vary depending on the specific flat selected.
Who Can Apply?
Eligible applicants include serving government employees, retired government employees, professionals working in the corporate sector, businesspersons, entrepreneurs and other eligible professionals.
Importantly, owning another residential property does not disqualify you from applying. DDA has not imposed any restriction based on existing property ownership under this scheme. The authority has also allowed buyers to apply for the amalgamation of adjoining flats, subject to DDA rules and approval.
Registration And Booking Dates You Should Remember
The scheme follows a fixed timeline.
- The detailed brochure will be released and registrations will open on July 24, 2026.
- Actual booking of flats will begin at 12 noon on August 15, 2026 through the DDA Awaas Portal.
- The scheme will remain open until 11:59 pm on October 30, 2026, unless all flats are sold earlier.
Since allotment is on a first-come, first-served basis, buyers who complete the booking process earlier will have a better chance of securing their preferred flat.
How Much Do You Need To Pay Initially?
To participate in the scheme, applicants must first pay a non-refundable registration fee of Rs 2,500 on the DDA Awaas Portal. Once registered, buyers must pay the initial booking amount based on the flat category they choose.
For a 1 BHK, the booking amount is Rs 50,000. For a 2 BHK, it is Rs 4 lakh. For a 3 BHK, buyers need to pay Rs 10 lakh.
How To Apply For A DDA Flat
The entire process is online through the DDA Awaas Portal. Applicants need to register from July 24, browse the available flats, select their preferred unit once bookings open on August 15 and complete the payment and document submission online.
DDA has also arranged sample flats for inspection, allowing prospective buyers to visit and assess the homes before making a purchase decision.
Narela is emerging as one of Delhi’s fastest-growing residential hubs. The area is expected to benefit from several upcoming infrastructure projects, including the Rithala-Narela-Kundli Metro corridor, the proposed Regional Rapid Transit System (RRTS) station, Urban Extension Roads and improved road connectivity through GT Karnal Road.
The project is also close to the Narela Sports Complex and the upcoming education hub, making it attractive for both families and working professionals.
According to DDA, the authority sold 1,284 flats during the first quarter of FY 2026-27, generating more than Rs 1,020 crore. Of these, 1,153 flats were sold in Narela, accounting for nearly 90% of total sales, indicating strong demand for housing in the locality.
