The Karnataka Housing Board is moving ahead with the allocation of 332 residential plots in Rajapura Layout, developed under the Suryanagara project in Bengaluru Urban district. As part of this allocation,
the Board has announced a major concession for the Economically Weaker Section, offering plots at a 50% reduced rate. The move is aimed at increasing access to plotted housing for lower-income families while continuing allotments for other income groups as well.
The Rajapura Layout falls under Suryanagara Phase 2, located within the limits of Anekal taluk. The Housing Board has developed Suryanagara as a multi-phase residential project, offering both plots and apartments of varying sizes and configurations.
Suryanagara Project and Housing Options
The Suryanagara project has been developed in multiple phases across Anekal taluk. Apart from plotted layouts, the Karnataka Housing Board has also constructed apartment complexes with modern amenities. Projects such as Surya Divine and Surya Shine in Suryanagara Phase 1, along with Surya Nisarga Valley in Phase 4, offer flats in different sizes to cater to varied income groups.
Alongside these apartment projects, the Board has consistently developed plotted layouts to meet demand for individual housing. The current allocation focuses specifically on plots in Rajapura Layout of Phase 2.
Details of Rajapura Layout and Plot Sizes
Rajapura Layout in Suryanagara Phase 2 has been developed over an area of about 176 acres. The entire layout comprises approximately 1,100 plots of different dimensions. These include plots measuring 30×40 feet, 30×50 feet, and 40×60 feet.
While the Housing Board had initially planned to allocate these plots in 2019, the process was delayed due to legal issues. After the resolution of these complications, the Board allocated 768 plots in the first phase last year. The present move covers the remaining 332 plots, completing the allocation process for this phase.
Allocation Based on Income Categories
The remaining 332 plots have been earmarked for allocation under different income categories, including Economically Weaker Section, Low Income Group, Middle Income Group, High Income Group, and High Grade category. Among these, the Low Income Group has been given the highest priority in the current allocation.
The Housing Board has clarified that plots will be allotted strictly through an e-lottery system, as per Rule 9 of the Karnataka Housing Board Allocation Regulations, 1983. Even irregularly shaped plots will be included in the e-lottery process. Allotments will be made on an outright sale basis, requiring successful applicants to make full lump-sum payments.
Applicants have also been informed that the registration fee paid during the application process will not be refunded under any circumstances.
Income Proof Mandatory for EWS Applicants
Since plots under the Economically Weaker Section category are being offered at a 50% concession, applicants must submit valid income proof. For urban applicants, the annual family income should not exceed Rs 2 lakh, while for rural applicants, it should not exceed Rs 1.20 lakh.
Applicants are required to obtain an income certificate from the Tahsildar confirming their latest annual income and upload the document online during the application process. Without valid income certification, applications under the EWS category will not be considered.
Application Process and Deadline
The Housing Board has invited fresh applications from the public through online mode. Interested applicants must submit their applications along with the prescribed initial deposit through e-payment only. According to officials, applications must be completed and submitted online before December 31.
A Housing Board official said that the online application process has been designed to ensure transparency and ease of access, allowing applicants to pay deposits and upload documents digitally.
