Hrithik Roshan has reportedly leased out a commercial property in Mumbai’s Andheri West, adding another high-value deal to his growing real-estate portfolio. According to property registration documents accessed by CRE Matrix, the actor will earn a starting monthly rent of Rs 17 lakh from the office space under a five-year agreement.
The property has been leased to Clearsynth Labs Limited and is located at Lotus Nilkamal Business Park on New Link Road.
Rent To Increase After Three Years
The commercial space measures nearly 6,000 sq. ft. and comprises seven office units on a higher floor of the business complex. The deal also includes seven dedicated car parking spaces.
The lease was registered on June 29, 2026, though the tenancy officially began
on April 1. The agreement will remain valid until March 31, 2031.
As per the documents, Hrithik will receive Rs 17 lakh per month for the first three years, covering the period from April 1, 2026, to March 31, 2029. The rent will then rise to Rs 19.55 lakh a month for the remaining two years.
The tenant has also reportedly paid a security deposit of Rs 68 lakh.
Hrithik’s Expanding Real-Estate Portfolio
Hrithik has steadily increased his presence in the commercial property market over the past few years. The actor has invested in office spaces across Mumbai and Pune, with several properties leased to corporate tenants.
In another major transaction, Hrithik, along with his father Rakesh Roshan’s HRX Digitech LLP and his mother Pramila Roshan’s Filmkunj (Bombay) Pvt Ltd, purchased 10 office units in Andheri West for Rs 28 crore. The deal was previously reported on the basis of registration documents accessed by Propstack.
The Roshan family has made other substantial investments in the same neighbourhood. Rakesh Roshan and his wife, Pinkie Roshan, reportedly acquired five commercial office units in Andheri for Rs 19.68 crore.
Juhu Apartment Was Leased To Saba Azad
Hrithik’s residential property dealings have also attracted attention. Last year, he reportedly leased his sea-facing luxury apartment in Mumbai’s Juhu to his girlfriend, actor-singer Saba Azad, for Rs 75,000 per month.
The agreement was said to be valid for one year, according to documents accessed by Zapkey.
With the latest Andheri deal, Hrithik continues to build a diversified property portfolio beyond films and brand ventures, using premium commercial assets to generate long-term rental income.
