The Noida International Airport is officially open — and with it, one question is doing the rounds among every homebuyer and investor across NCR: do you plant your money in Jewar, right at the airport’s doorstep, or in Noida Extension, which offers better affordability and established infrastructure?
Should You Bet On Jewar After The Airport’s Opening?
• Land prices near Jewar have already doubled since 2019, with projections of an additional 30–50 per cent rise by 2027.

• Noida Extension (Greater Noida West) appeals to buyers who value stability and current liveability over speculative future gains.
• The region has seen 121 per cent growth over the past five years, yet remains comparatively affordable.
• Ready-to-move 1 and 2 BHK units in Sector 1 start at about ₹19–35 lakh, making it one of NCR’s most accessible entry points.
• Connectivity is improving: the Aqua Line metro is being extended from Sector 51 to Sector 2 in its first phase.
• A 700-metre underpass at Gaur Chowk on the Yamuna Expressway, targeted for completion by June 2026, aims to ease a key traffic bottleneck.
• Between Q1 2020 and Q1 2025, property prices in Noida and Greater Noida rose 92 and 98 per cent respectively, with Noida Extension riding this broader upcycle.
What’s The Smarter Choice?
• Jewar suits investors with a long horizon, higher risk appetite, and the patience to wait for the full airport-led ecosystem of hotels, logistics hubs, and commercial zones.
• Noida Extension is better for end-users and first-time investors seeking ready or near-ready housing, strong appreciation potential, and lower risk.
• The Yamuna Expressway corridor offers steeper percentage gains for early, risk-tolerant investors, while Noida Extension provides more proven, premium appreciation with fewer unknowns.
• In essence, chase Jewar if you want the next big wave; choose Noida Extension if you want to live well while your investment grows steadily.
