Hubtown reports ₹3,547 crore FY26 YTD pre-sales, but stock falls over 11%

Hubtown Ltd reported robust year-to-date pre-sales of around ₹3,547 crore as of November 10, 2025, supported by strong momentum across its ultra-luxury and premium housing portfolio, according to a company release.

The figure reflects a 19% year-on-year rise when compared with FY25 full-year pre-sales of approximately ₹5,022 crore, including the expected contribution from proposed amalgamating companies.

The developer is in the process of merging marquee luxury projects — 25 West in Bandra, 25 South

in Prabhadevi, and 25 Downtown in Mahalaxmi — into the listed entity.

The consolidation will expand Hubtown’s total development value from about ₹850 billion to nearly ₹1,300 billion and integrate more than five million sq. ft. of prime ultra-luxury inventory in South Mumbai.

The company also highlighted a launch-ready land bank of 23.1 million sq. ft., spanning ultra-luxury, premium residential, second homes, and commercial assets.

New launches will include fresh phases at 25 West and 25 Downtown, an ultra-luxury boutique project at Breach Candy, and premium offerings such as 25 Vistas in Thane Upvan and 25 Estates in Khalapur, alongside Grade-A commercial projects in Chembur and Ghatkopar.

Hubtown has also reduced its listed-entity debt by 69%, from ₹34.3 billion to ₹10.6 billion. Its 25 West project is debt-free, while 25 South is already over 90% sold, with final tower completions expected in 2026.

Managing Director Vyomesh Shah said the company is well positioned for a “transformative growth phase”, supported by stronger demand and a differentiated premium-led portfolio.

Post announcement, shares of Hubtown Ltd closed down at ₹250.05, falling 11.09% on the NSE.
