Ashiana Housing buys 28.55 acres in Pune for senior living project with ₹1,800 cr potential

Realty firm Ashiana Housing Ltd on Thursday (March 9) said it has acquired 28.55 acres of land in Vadgaon in Maharashtra’s Pune district for the development of a senior living project with an estimated sales potential of ₹1,800 crore.

The land parcel, located at Vadgaon in taluka Maval, Pune district, has been acquired on an outright purchase basis. The proposed development on the site has an approximate saleable area of 20 lakh square feet. The company said the transaction marks its largest land acquisition to date for a senior living project.

This week, Ashiana Housing reported a sharp rise in its Q4 performance, with area booked at 11.19 lakh sq ft compared to 8.48 lakh sq ft in the corresponding period last year. The company said the value of area sold more than doubled to ₹1,289.7 crore versus ₹574.7 crore year-on-year. For FY26, the company said it achieved its highest-ever annual sales value of ₹2,421.47 crore.

The senior living segment also posted its best-ever performance, recording sales value of ₹570.15 crore in FY26, compared to ₹382.90 crore in FY25. The segment accounted for 569 units covering 7.37 lakh sq ft, up from 430 units and 5.41 lakh sq ft in the previous year.

Operationally, Ashiana Housing booked 665 units in Q4FY26, higher than 357 units in Q3FY26 and 597 units in Q4FY25. During the quarter, the company said it launched 849 units across projects, including Ashiana Advik phase III (Bhiwadi), Ashiana Tarang Phase-VII (Bhiwadi), Ashiana Aaroham phases I & II (Gurugram), Ashiana Malhar phase IV (Pune), Ashiana Amodh phase III (Pune), and Ashiana Swarang phase-III (Chennai).

Shares of Ashiana Housing Ltd ended at ₹321.95, up by ₹10.75, or 3.45%, on the BSE today, April 10.
