Omaxe to invest ₹500 crore in Ludhiana mixed-use project; seeks focus on urban infra, connectivity

estate developer Omaxe Ltd on Tuesday, January 13, announced a ₹500-crore investment to develop Omaxe Chowk, Ludhiana, a mixed-use high-street retail and luxury residential project aimed at strengthening organised retail and urban infrastructure in Punjab’s largest industrial city.

The project is being developed on a 5.25-acre land parcel at Ghumar Mandi, one of Ludhiana’s most established commercial and wedding shopping hubs. The land has been secured through a competitive bidding process conducted by the Rail Land Development Authority (RLDA) and is being developed on a leasehold basis under a public-private partnership (PPP) model.

High-street retail with integrated luxury residences

Conceived as a modern high-street destination, Omaxe Chowk will integrate premium retail, wedding and jewellery showrooms, fashion outlets, destination dining, entertainment and luxury residences within a single, planned development. The project is positioned to offer a more organised, comfortable and experiential alternative to traditional market areas, while remaining closely aligned with Ludhiana’s established shopping culture.

“Ludhiana has always been an important market for us, driven by strong enterprise and commercial activity,” said Jatin Goel, Executive Director, Omaxe Ltd. “With Omaxe Chowk, the focus is on creating a contemporary yet familiar destination that brings structure, convenience and integrated luxury living, while enabling walk-to-shop connectivity and ease of movement.”

The project will cater to both local shoppers and NRIs who frequently visit Ludhiana for wedding and occasion-led purchases, a segment that continues to drive demand for premium retail and jewellery in the city.

Food, entertainment and access-led planning

Omaxe Chowk will host a large mix of brands and feature a flagship food and experience zone, Dawatpur, positioning dining and entertainment as core attractions alongside organised retail. Details on brand participation are expected to be announced closer to the launch.

Located within Ludhiana’s established commercial district, the project benefits from two-side frontage, with access from Rani Jhansi Road and College Road, enhancing visibility and ease of entry. It will offer wide access roads, multiple organised entry and exit points, planned internal circulation and parking for over 1,000 cars, addressing long-standing congestion and access challenges associated with traditional markets.

The development will also feature wide pedestrian walkways and heritage-inspired architecture with a modern design approach, aimed at creating a functional yet experience-led urban destination.

Economic impact and timeline

Omaxe Chowk is expected to generate significant employment during construction and create long-term jobs across retail, food and beverage, security, maintenance and facility management. By attracting brands, visitors and events, the project is also expected to boost surrounding businesses and increase footfall in the area.

The project is being developed under an agreement between RLDA and Ludhiana Wholesale Market Private Limited, a wholly owned subsidiary of Omaxe Ltd, and is scheduled for delivery as per RERA timelines by June 2030.

Budget expectations: focus on long-term clarity

Sharing expectations from the upcoming Union Budget, Mohit Goel, Managing Director, Omaxe Ltd, said the focus should be on sustaining urban growth momentum, especially in Tier 2 and Tier 3 cities.

“Continued emphasis on urban infrastructure, transport connectivity and housing-linked development will be critical,” he said, adding that policy continuity, faster approvals and support for PPP models would help improve execution efficiency. “The expectation is not for short-term stimulus, but for long-term clarity that strengthens homebuyer confidence and enables planned urban growth.”
