Ashiana Housing Ltd. has launched Ashiana Aaroham, a curated, kid-centric residential project in Sector 80, Gurugram, marking one of its largest developments in the premium family-housing category.
The project represents a total planned investment of over ₹750 crore, with Phase 1 accounting for nearly ₹250 crore.
Spread across 10.8 acres of fully owned land, Ashiana Aaroham is designed as a low-density gated community, offering 542 homes across six residential towers. The first phase introduces 182
units, priced between ₹2.99 crore and ₹4.19 crore, targeting upper-mid and premium homebuyers looking for amenity-driven family living. Unit configurations include premium 3BHK to 5BHK layouts, along with duplexes. The towers are planned to maximise natural light, airflow, and open views, and the apartments feature balconies, modular kitchens, utility areas, and a HEPA-filtered fresh air system.
More than nine acres of the project have been reserved for green and open spaces—one of the key differentiators of the development. The campus includes landscaped podiums, a dedicated adventure forest for children, a football ground, Miyawaki plantation, and additional urban forest zones aimed at creating an outdoor-centric, nature-forward environment.
A central attraction is the 6,022 sq. ft. Learning Hub, designed under Ashiana’s child-development programme “Live and Learn.” It includes music and dance studios, arts and crafts rooms, a library, and flexible activity areas to support informal learning. The 26,200 sq. ft. clubhouse sits at the heart of Aaroham, offering an infinity pool, indoor badminton and squash courts, a gym, games rooms, community lounges, and a café.
Residents will also have access to an international-standard sports arena, comprising a football court, two pickleball courts, tennis and basketball courts, and a box-cricket arena.

Located near NH-48, the Dwarka Expressway, Southern Peripheral Road, and KMP Expressway, the project offers strong connectivity to Delhi and major commercial hubs in Gurugram. Eight retail units within the complex will support daily needs.
Phase 1 is scheduled for completion by July 2030 under its RERA timeline and is being funded through a mix of internal accruals, IFC support, customer advances, and ICICI Prudential NCD-backed financing.
With Aaroham, Ashiana Housing expands its kid-centric portfolio, which already includes developments such as Ashiana Amarah in Gurugram, Ashiana Town in Bhiwadi, and Ashiana Umang in Jaipur.
