What's Happening?
The Tinley Park Village Board has amended a six-month moratorium on new business licenses and zoning permits, initially imposed in August. The revised ordinance now allows building owners to replace business tenants
if they vacate and permits existing businesses to relocate, provided they adhere to zoning and use codes. This change comes after several business owners expressed concerns about the inability to replace tenants or relocate their businesses. The original moratorium affected 13 types of establishments, including grocery stores, coffee shops, and hotels, as part of a broader initiative to align village development with a forthcoming comprehensive development plan. The plan, known as Tinley in Tune, aims to create a community-led vision for the next five to ten years.
Why It's Important?
The easing of restrictions is significant for local businesses in Tinley Park, as it addresses concerns about economic stability and tenant replacement during the moratorium. By allowing tenant replacement and business relocation, the village supports the continuity of business operations, which is crucial for maintaining economic vitality. The comprehensive development plan, which the moratorium supports, seeks to promote sustainable growth and enhance the village's commercial areas. This initiative is expected to strengthen neighborhood vitality and ensure long-term tax base stability, benefiting both businesses and residents.
What's Next?
The comprehensive development plan is expected to be presented to the Tinley Park Village Board in the coming months. Discussions with the plan commission are anticipated within the next 30 days. The plan will focus on promoting sustainable economic growth, supporting a diverse business community, and enhancing the village's character and walkability. These efforts aim to align future development with the village's identity and ensure that land use decisions contribute to the community's long-term goals.
