What's Happening?
Smyrna, Georgia, is finalizing its Riverview Landing redevelopment project, transforming a former industrial area along the Chattahoochee River into a mixed-use community. The 82-acre site, previously a landfill and industrial property, now features new
homes, restaurants, and park space. The second phase of the development, completed this summer, includes 12 acres of linear park space. Prestwick Companies developed The Eddy apartment community with over 1,200 units, while Meritage Homes constructed 260 single-family residences. The project also incorporates approximately 17,000 square feet of commercial space, housing a brewery, coffee shop, and restaurant. According to Andrea Worthy, Smyrna’s community development director, development along the river is typically restricted by the Metropolitan River Protection Act, but this site was eligible for redevelopment due to its previously disturbed nature. This project is one of several redevelopment initiatives in Smyrna, including a plan for the former First Baptist Church property in south downtown, which will add 350 new homes, businesses, shops, restaurants, and a hotel.
Why It's Important?
This redevelopment project is significant for Smyrna as it enhances the city's appeal and quality of life, attracting both businesses and residents. By converting a previously industrial and environmentally impacted area into a vibrant mixed-use community, Smyrna is demonstrating a commitment to sustainable urban development and economic growth. The addition of diverse housing options, commercial spaces, and recreational areas along the Chattahoochee River creates new opportunities for local businesses and provides residents with improved amenities. The project's success could serve as a model for other cities looking to revitalize underutilized industrial land, especially those with environmental constraints. The strategic location, with easy access to The Battery, Truist Park, downtown Atlanta, and Hartsfield-Jackson International Airport, further boosts Smyrna's competitive edge in the metro Atlanta area, potentially increasing property values and tax revenues for the city.
What's Next?
With the completion of Riverview Landing's second phase, the focus will likely shift to the full integration of the new residents and businesses into the Smyrna community. The city will continue to monitor the economic and social impact of the development, potentially using its success to inform future urban planning and redevelopment projects. The ongoing redevelopment of the former First Baptist Church property indicates a continued trend of revitalization in Smyrna, suggesting further growth and transformation for the city. Local officials will likely promote Riverview Landing as a key attraction, aiming to draw more visitors and investment. The long-term success of the commercial spaces, including the brewery, coffee shop, and restaurant, will depend on sustained community engagement and patronage, contributing to the overall vibrancy of the new riverfront neighborhood.
Beyond the Headlines
The transformation of the Riverview Landing site from an industrial area and landfill into a thriving community highlights a broader trend in urban planning: the reclamation and repurposing of environmentally challenged lands. This project demonstrates how cities can overcome regulatory hurdles, such as those imposed by the Metropolitan River Protection Act, to achieve significant urban renewal. It also underscores the evolving preferences of urban dwellers for mixed-use developments that offer convenience, green spaces, and a high quality of life. The integration of residential, commercial, and recreational elements in a single development fosters a sense of community and reduces reliance on vehicular travel, aligning with modern sustainability goals. This shift not only improves the aesthetic and environmental quality of the area but also creates a unique identity for Smyrna, distinguishing it within the competitive metro Atlanta landscape.
