What's Happening?
Democratic Rep. Debbie Wasserman Schultz and Republican Rep. María Elvira Salazar, both from Florida, have reintroduced the Making Condos Safer and Affordable Act. This bipartisan bill aims to improve the financing environment for condominium associations
to make necessary structural repairs. The bill seeks to expand the Federal Housing Administration's 203(k) loan program, allowing condo owners to use these loans for special assessments related to structural and safety repairs. It also proposes to expand federal loan insurance for private lenders, simplify the loan application process, and authorize the FHA to insure condo association rehabilitation loans under Section 234 of the National Housing Act. The initiative is partly inspired by the 2021 collapse of the Champlain Towers South condo in Surfside, Florida, which resulted in 98 fatalities. The Community Associations Institute has expressed support for the bill.
