What's Happening?
Sanford Health has revealed a comprehensive master plan for its central Sioux Falls campus, outlining potential expansions over the next 30 years. The plan envisions the campus spanning from approximately 16th to 26th streets and from West to Prairie
avenues, encompassing 109 acres, including properties not currently owned by Sanford but agreeable to inclusion in the Planned Unit Development (PUD). Construction has already begun on Medical Building 4, a two-story, 52,000-square-foot facility dedicated to dermatology and plastic surgery, scheduled for completion by late 2027. This new building will also free up space in the Talley Building for the USD School of Medicine’s M.D. program. The master plan details numerous options for vertical and horizontal expansion, including adding multiple stories to existing buildings and constructing new multi-story medical or office buildings, parking ramps, and even potential live/work residential units.
Why It's Important?
This ambitious master plan signifies Sanford Health's long-term commitment to its central Sioux Falls campus and the region's healthcare infrastructure. The expansion will significantly increase the capacity for specialized medical services, such as dermatology and plastic surgery, and provide dedicated space for medical education, addressing growing healthcare demands. The strategic decision to 'grow where you're planted' by expanding the existing campus rather than decentralizing services ensures integrated care and efficient use of resources. The plan's consideration of future needs, including potential residential options and extensive parking solutions, reflects a holistic approach to campus development that aims to support both patient care and the broader community. This substantial investment will not only enhance healthcare accessibility and quality but also serve as a major economic driver for Sioux Falls, creating jobs and stimulating local development over several decades.
What's Next?
The immediate next step for Sanford Health is the continued construction of Medical Building 4, with its completion anticipated by late 2027. While no other immediate projects have been announced, the health system is actively discussing areas of significant growth and space needs, particularly within its women and children’s service lines, including the successful pediatric ER. The master plan, which has been submitted as an updated PUD to the city of Sioux Falls, provides a framework for future development, allowing for flexibility in response to evolving healthcare demands. Sanford Health will continue to evaluate opportunities for expansion, including adding floors to existing structures and constructing new buildings, while also considering partnerships with local developers for potential multi-family housing projects around the campus. The overall realization of the master plan is expected to unfold over the next 30 years.
Beyond the Headlines
Sanford Health's master plan for its Sioux Falls campus highlights a growing trend in the healthcare industry towards integrated, large-scale medical campuses that serve as comprehensive health and wellness hubs. This approach goes beyond simply providing medical services, incorporating elements like medical education, research, and even residential options, transforming the campus into a self-contained ecosystem. The emphasis on vertical expansion and strategic land acquisition within the existing footprint demonstrates a pragmatic response to urban development challenges, maximizing resources while minimizing sprawl. Furthermore, the plan's long-term vision, spanning 30 years, underscores the foresight required in healthcare planning, anticipating demographic shifts, technological advancements, and evolving patient needs. This model of expansive, integrated healthcare development could influence how other major health systems approach their growth and community engagement in urban settings across the U.S.
