What's Happening?
The demolition of the former Spring Hill Mall in West Dundee is nearing completion, with the final phase involving the demolition of the Kohl's store set to begin soon. The mall, which closed over a year ago, has largely been dismantled at a cost of approximately $4 million. The village of Carpentersville purchased the Kohl's site for $2 million and, in collaboration with West Dundee, plans to clear the site under an intergovernmental agreement. West Dundee will contribute $450,000 towards the $478,850 demolition cost using funds from its Spring Hill Mall Tax Increment Financing district. American Demolition Corp. has been contracted for the demolition work, which has proceeded efficiently despite challenges such as asbestos found underground at the former Sears automotive center.
Why It's Important?
The demolition of Spring Hill Mall marks a significant shift in the landscape of West Dundee and Carpentersville, as both villages aim to replace the defunct shopping center with mixed-use developments. This redevelopment effort is crucial for revitalizing the area, potentially attracting new businesses and residents. The project also highlights the challenges and costs associated with repurposing large commercial properties, especially those with environmental issues like asbestos. The successful completion of this project could serve as a model for other communities facing similar redevelopment challenges.
What's Next?
Following the demolition of the Kohl's store, both West Dundee and Carpentersville are preparing for future redevelopment opportunities. Carpentersville has rezoned its portion of the property for residential use, while West Dundee's area is zoned for B2 commercial development, offering a range of possibilities. The villages are actively seeking developers interested in transforming the site into a vibrant mixed-use area. The readiness of the TIF district in West Dundee further supports potential development deals, setting the stage for significant economic and community growth.
