What's Happening?
Applications are now open for 169 affordable apartments in the Bronx as part of the second phase of the Starhill development in Morris Heights. The development, located at 51 Featherbed Lane, includes 244 residences, with 74 units designated as supportive
housing for formerly homeless individuals and families. These units offer on-site supportive services. The apartments are available to New Yorkers earning 40, 50, and 60 percent of the area median income, with rents ranging from $777 per month for studios to $2,142 per month for three-bedroom units. The project, developed by Services for the UnderServed and Bronx Pro Group, spans nearly two acres and was initially developed in the early 1990s as a hospice care hospital. The site was later converted into a residential treatment center before being demolished in 2019 due to deteriorating conditions.
Why It's Important?
The opening of the affordable housing lottery in Morris Heights addresses the critical need for affordable housing in New York City, particularly in the Bronx. The inclusion of supportive housing units is significant as it provides stability and services to formerly homeless individuals and families, contributing to broader efforts to combat homelessness. The development is part of the city's 15/15 Supportive Housing Initiative, which aims to create 15,000 supportive housing units over 15 years. This initiative reflects a commitment to providing long-term solutions for vulnerable populations, potentially reducing the strain on emergency shelters and other temporary housing solutions.
What's Next?
Qualifying New Yorkers can apply for these apartments until September 8, 2026. The development is expected to enhance the local community by providing much-needed housing and open space. As the project progresses, it will be important to monitor the impact on the local community, including any changes in demographics or economic activity. The success of this initiative could influence future housing policies and developments in other parts of the city.
