What's Happening?
The Big Sky Zoning Advisory Committee (BSZAC) is scheduled to hold a public meeting on June 1, 2026, to consider a setback variance request for a residential development. The meeting will take place at the Big Sky Water and Sewer District office and will also
be available for virtual participation. The variance request, submitted by Horlacher Construction on behalf of landowner Adrian Velasco, seeks a 5-foot encroachment into the required 25-foot front setback for a proposed single-family dwelling unit. The property in question is located in the Residential Multi-Family 6,500 sub-district of the Gallatin Canyon/Big Sky Zoning District. The public is invited to attend the meeting and participate in discussions regarding this planning matter.
Why It's Important?
This meeting is significant as it addresses zoning regulations that impact residential development in the Big Sky area. The decision on the setback variance could set a precedent for future zoning requests and influence the development landscape in the region. The outcome may affect property values, community planning, and the balance between development and maintaining the character of the area. Stakeholders, including local residents and developers, have a vested interest in the decision, as it could impact their property rights and community aesthetics.
What's Next?
Following the public meeting, the BSZAC will make a recommendation to the Gallatin County Planning and Zoning Commission. The commission will then decide whether to approve or deny the variance request. Community members and stakeholders are encouraged to submit their comments and concerns either in person during the meeting or in writing to the Gallatin County Planning Department. The decision will likely influence future zoning applications and community planning efforts in the Big Sky area.
