What's Happening?
The Campbell County Planning and Zoning Commission has approved a new self-storage and oversized-vehicle storage facility across from Campbell County High School. The development, located at the intersection of U.S. 27 and Lickert Road, will include self-storage buildings
and a gravel lot for recreational vehicle and boat storage. The site spans nine acres, with the development occupying approximately 4.7 acres. The commission also approved a zone map amendment, changing the area from a rural residential estate to a rural commercial zone, and granted a variance for the gravel surface of the vehicle storage area.
Why It's Important?
The approval of this facility addresses the growing demand for storage solutions in the area, particularly for residents of housing developments with restrictions on parking recreational vehicles. The development is expected to provide a convenient storage option for local residents, potentially reducing the need for on-street parking and improving neighborhood aesthetics. However, the project has raised concerns among some residents about increased traffic and safety risks on rural roads not designed for heavy use. The facility's approval highlights the ongoing need for infrastructure improvements to accommodate new developments and ensure community safety.
What's Next?
The zone change approval will now proceed to the Campbell County Fiscal Court for final approval. If approved, the development will move forward with construction, including the installation of an automatic entrance gate and landscaping to screen the site from adjacent residential areas. The facility is expected to operate with 24/7 access for self-storage customers. As the project progresses, local officials and developers may need to address community concerns about traffic and safety, potentially implementing measures to mitigate these issues. The development could also prompt further discussions about zoning and land use in the area.
