Construction has commenced on a significant affordable housing project near St. Pete’s Warehouse Arts District. The development, described as a 'unicorn' due to its unique financing and regulatory challenges, will feature 264 units across two five-story
and one six-story residential buildings. The project aims to provide housing for a range of income levels, with 53 units reserved for households earning at or below 50% of the area median income (AMI), 67 units for those earning up to 80% AMI, and 144 units for those earning up to 120% AMI. Amenities will include a community building with a pool, meeting rooms, computer labs, and green spaces. The project is being developed by HP Capital with KAST Construction as the general contractor, and it is expected to be completed by mid- to late-2028.
