What's Happening?
Beacon Communities, a Boston-based real estate firm, plans to purchase the former Santander Bank property in West Newton, Massachusetts, from Mark Development. The firm intends to convert the site into
retail space and 100% affordable housing. The historic bank building, dating back to 1915, will be preserved and integrated into the new development, which will include a mix of studio, two-bedroom, and three-bedroom apartments. The project aims to address the significant affordability gap in Newton's housing market, which is characterized by high rent levels and low vacancy rates.
Why It's Important?
This development represents a significant step towards addressing the affordable housing crisis in Newton, a city with one of the most expensive rental markets in Massachusetts. By providing income-restricted housing, the project aims to support economic diversity and housing stability in the community. The preservation of the historic bank building also highlights the importance of balancing new development with cultural heritage. The project could serve as a model for other communities facing similar housing challenges, demonstrating the potential for creative solutions that integrate affordable housing with existing urban infrastructure.
What's Next?
Beacon Communities is seeking over $63 million in funding from various sources, including the Newton Affordable Housing Trust and federal and state equity. If successful, construction is expected to begin in late 2027 or early 2028. The project will require standard building and demolition permits, and because the bank structure is over 50 years old, it will undergo review by the Historic Commission. Community engagement and discussions with local officials will continue as the project progresses, with a focus on addressing concerns about parking and accessibility in the area.
