What's Happening?
In July, Sioux Falls experienced a 9.6% increase in new home listings compared to the same period last year, according to the Realtor Association of the Sioux Empire Inc. This rise brought the total to 523 new listings. Despite the increase in listings,
closed sales rose by less than 1% year-over-year. The average sales price of homes in Sioux Falls increased by 2.2% to $403,622, while the median sales price rose by 1.6% to $340,450. Nationally, the median existing-home price reached a record $440,600, marking a 1.8% increase from the previous year.
Why It's Important?
The increase in new home listings in Sioux Falls is a positive sign for the local real estate market, indicating a potential easing of inventory constraints. However, the modest rise in closed sales suggests that demand may not be keeping pace with the increase in supply. Rising home prices, both locally and nationally, reflect ongoing demand pressures despite inventory challenges. This trend could impact affordability, particularly for first-time buyers, and may influence future housing policies aimed at balancing supply and demand.
What's Next?
As the Sioux Falls housing market continues to evolve, stakeholders will likely monitor inventory levels and price trends closely. The ongoing increase in home prices may prompt discussions around housing affordability and the need for policy interventions to support first-time buyers. Additionally, real estate professionals and developers may adjust their strategies to align with changing market dynamics, potentially focusing on building more affordable housing options to meet demand.
