What's Happening?
The Durango City Council has approved the acquisition of a 2-acre lot in the Rivergate subdivision for $1.55 million, intended for workforce housing development. This purchase is adjacent to a previously acquired 1.6-acre lot, both of which are slated
for development by Southwest Community Partners. The project aims to produce 56 townhomes at below-market prices. Concerns have been raised by residents regarding soil conditions and neighborhood impacts, but the city has conducted geotechnical surveys and plans to use micropiling for construction. The development is part of Durango's efforts to meet Proposition 123 requirements, which mandate a 9% increase in affordable housing stock every three years.
Why It's Important?
This development is significant as it addresses the growing need for affordable housing in Durango, aligning with state mandates under Proposition 123. The project is expected to provide housing solutions for the workforce, potentially easing housing shortages and stabilizing local real estate markets. The city's proactive approach in securing state grants and conducting necessary surveys demonstrates a commitment to sustainable urban development. However, the project also highlights the challenges of balancing development with community concerns, particularly regarding environmental and neighborhood impacts.
What's Next?
Residents will have opportunities to express their views at upcoming Community Development Commission and City Council meetings. The city plans to finalize the development plan by fall, with construction anticipated to begin next year. The project will contribute to the next cycle of Proposition 123 requirements, ensuring continued focus on affordable housing expansion. Ongoing community engagement and transparent communication will be crucial in addressing resident concerns and ensuring project success.
