What's Happening?
KeyBank Community Development Lending and Investment (CDLI) has provided $92.9 million in financing for Broadway & Imperial, a new 166-unit affordable housing development located in South Los Angeles. The comprehensive financing package includes a $43.8-million
construction loan and an $18.1 million federal Low-Income Housing Tax Credit equity investment from KeyBank CDLI. Additionally, Key Commercial Mortgage Group arranged a $31-million Fannie Mae MTEB permanent loan, and KeyBanc Capital Markets underwrote a $31-million public bond issuance to complete the financial structure. The Broadway & Imperial development is being undertaken by SoLa Impact, a Los Angeles-based social impact real estate firm dedicated to creating and preserving affordable housing in underserved communities. Robert Likes, president of KeyBank CDLI, emphasized the critical need for affordable housing in Los Angeles and expressed satisfaction in contributing to the development of 166 new affordable homes.
Why It's Important?
This significant investment by KeyBank addresses the persistent and severe shortage of affordable housing in Los Angeles, a challenge that impacts a substantial portion of the city's population. The development of 166 new affordable units will provide much-needed housing options for low-income individuals and families, potentially alleviating housing insecurity and improving living conditions in South Los Angeles. For the U.S. housing market, such projects demonstrate a model for private-public partnerships in tackling housing crises, leveraging federal tax credits and institutional financing to support community development. This initiative also highlights the role of financial institutions like KeyBank in fulfilling corporate social responsibility by investing in projects that yield both financial returns and positive social impact, thereby contributing to urban revitalization and economic stability in vulnerable communities.
What's Next?
The financing secured by KeyBank will enable the construction of the Broadway & Imperial development to proceed, with the expectation of providing 166 affordable homes in South Los Angeles. The project's completion will offer tangible relief to residents facing housing challenges in the area. This initiative could also serve as a blueprint for future affordable housing projects, potentially encouraging other financial institutions and developers to adopt similar financing structures and development models in other U.S. cities grappling with housing shortages. The success of Broadway & Imperial may also influence local and federal policy discussions regarding incentives and support for affordable housing, potentially leading to expanded programs or streamlined processes for similar developments.
Beyond the Headlines
Beyond the immediate provision of housing, this project carries deeper implications for community resilience and social equity. Affordable housing developments like Broadway & Imperial can act as catalysts for broader neighborhood improvements, fostering economic stability and reducing displacement pressures in historically underserved areas. By providing stable housing, these initiatives can improve residents' access to education, healthcare, and employment opportunities, breaking cycles of poverty. The involvement of a social impact real estate firm like SoLa Impact underscores a growing trend where development is not solely profit-driven but also aims to generate measurable social benefits. This approach challenges traditional real estate models and promotes a more inclusive urban development paradigm, emphasizing the long-term well-being of communities.
