What's Happening?
A recent report by Coldwell Banker, titled the '2025 American Dream Report,' highlights significant lifestyle changes among aspiring homeowners in the United States. The report, which surveyed over 3,000 adults, reveals that 71% of potential homebuyers
are postponing major life events such as marriage, having children, and career changes due to the financial burden of saving for a home. This trend is particularly pronounced among Gen Z, with 84% indicating plans to delay these milestones until they can afford a home. Despite these challenges, the desire for homeownership remains strong, with 56% of respondents viewing it as a key component of the American dream.
Why It's Important?
The findings underscore the profound impact of the current housing market on American society. Persistently high mortgage rates and record home prices, coupled with limited housing supply, have made homeownership increasingly difficult to attain. This has led many to alter their life plans significantly, potentially affecting demographic trends such as marriage and birth rates. The report suggests that while the pursuit of homeownership is evolving, it remains a critical financial goal for many Americans. The willingness of potential buyers to make concessions, such as expanding their search areas, indicates a shift towards more pragmatic approaches to achieving homeownership.
What's Next?
Looking ahead, the report suggests that housing market trends in 2026 may become more favorable for buyers. Jason Waugh, President of Coldwell Banker Affiliates, anticipates a shift towards smaller, more affordable homes and properties with income-generating potential. Additionally, easing interest rates and a slowdown in home price appreciation could create more opportunities for first-time buyers. These developments may help alleviate some of the pressures currently faced by aspiring homeowners, potentially allowing them to achieve their homeownership goals and resume delayed life milestones.
